Introduction

Bradley Scott Electrical Services has returned to York’s iconic The Bonding Warehouse to deliver the first-fix phase of a comprehensive electrical and data upgrade. Our scope covers power distribution with floor boxes, neatly coordinated containment routes, a DALI-dimmable LED lighting system, Cat6 structured cabling, provision for PoE access points, and a fibre backbone complete with fusion splicing and certification. Working sensitively within this landmark building, we’re laying the groundwork for a seamless second fix and final commissioning, ready to provide a modern, efficient infrastructure that respects the site’s heritage.

Project Scope

First-Fix Electrical & Data Works – The Bonding Warehouse, York

Power & Floor Boxes: Installation of new circuits with strategically positioned floor boxes to support flexible workspace layouts.
Containment Systems: Neat cable basket and conduit routes coordinated in ceilings and floors for safe, accessible distribution.
DALI Dimmable LED Lighting: First-fix wiring for an addressable LED system enabling scene control, energy savings, and easy maintenance.
Cat6 Structured Cabling: Backbone and outlet runs for high-speed data and PoE devices, labelled and tested to standards.
Wireless Infrastructure (APs): Cabling and locations prepared for PoE access points to deliver strong, even Wi-Fi coverage.
Fibre Backbone: Fibre cabling installed, fusion-spliced and attenuation/OTDR tested to ensure low-loss, resilient connectivity.

We worked closely with the building owner and main contractor at The Bonding Warehouse, aligning the first-fix programme with heritage constraints and live-building operations. Regular coordination meetings and walk-throughs informed floor-box locations, containment routes, AP placements and lighting control strategy so the installation matched the client’s layout and future use. Works were phased around access windows to minimise disruption to tenants and events, and all testing, red-line drawings and documentation are being prepared to ensure a smooth transition to second fix and commissioning.
